Superintendent

The Superintendent is the person in charge of the entire project and is responsible for administering the contract, Summit employee safety, production, scheduling, quality, supervision of the other Summit field positions, coordination with the owners, architects, engineers and management, control of subcontractor’s scope of work and coordination with the government entities. Superintendents must be willing and able to travel. They are responsible for managing and overseeing the day to day operations on their project site.

     Responsibilities

  • Managing daily jobsite activity and efficiency
  • Tracking plan/project changes
  • Enforcing all safety/OSHA requirements
  • Ensure that all milestones and overall schedule completions dates are met without exception
  • Administering Summit specific processes and maintaining the Summit Culture
  • Meeting with client reps regularly to discuss project status

     Qualifications

  • A minimum of 5 years’ experience in multifamily construction
  • Experience with wood frame, podium, stick build, masonry, and other various build types
  • A demonstrated understanding of multifamily construction means and methods
  • Must be able to maintain the flow of progress
  • Willing to work the hours required to meet deadline

Estimator

The position is a critical position within our Company. This position will be responsible for evaluating bid specifications and drawings, ensuring all data is gathered to successfully bid and win construction projects. Responsible to send requests for proposals, track and aggressively follow up with subcontractors to ensure bids are received, reviewed thoroughly and analyzed in a timely manner. Local trade contractor market knowledge a plus. Estimator and Preconstruction Manager will work closely with Project Management and development teams. Estimator Responsibilities will include: Overseeing building permit application, tracking and issuance of permits. Estimators must have the ability to communicate and develop relationships with both our clients and our subcontractors. Prior field experience is a big plus, it gives you the knowledge and understanding needed to efficently read a set of plans and accurately prepare each bid proposal.

     Responsibilities

  • Prepares and maintains status of plan reproduction
  • Solicits and maintains communication with subcontractors and vendors
  • Collects, tracks and reviews subcontractor bid packages
  • Transmits addenda and other bid information to subcontractors
  • Ensures proper coverage from subcontractors

  • Consistently follows up on submitted bids and budgets with Architect and/or Construction Manager to close business.
  • Review drawings with Project Management team and highlight areas of concern
  • Review job cost with Project Management team and highlight any subs/material vendors that still need to be awarded
  • Thoroughly checks requirements to buy the proper scope
  • Able to work hand in hand with our team to issue subcontracts in a timely manner to ensure release of materials
  • Ensures that subs are aware of (and commit to) the project schedule
  • Provide subs with as much information as possible (PM, Super, permit status, etc.)
  • Seeks and qualifies new subcontractors
  • Oversees multiple projects permit application submission, tracking and issuance of building permits.

Project Manager

Total project responsibility for ensuring project schedule, budget compliance, and municipality compliance while supervising project personnel and assigning work. Totally responsible for dollars spent on his or her project.Communicate with local officials to determine what items which may be unique to obtaining framing inspections and C.O.'s, i.e. fire code requirements, hand rails and handicap requirements.

     Responsibilities

  • Ensures that all project goals are met
  • Monitors quality of workmanship and materials on project. Subcontractor submittals
  • Maintains weekly status reports on project for supervisory review
  • Reviews and approved monthly draws with Division Manager
  • Prepares and logs RFI's and change orders
  • Supervises and delegates work to the positions of Superintendent, Assistant Superintendent, Punch Carpenters and Laborers
  • Maintains records of job costs
  • Promotes Summit staff safety on the projects
  • Conducts material take-off prior to construction to verify quantities
  • Reviews material quantities with estimating and purchasing personnel prior to construction
  • Manages all administrative functions of the project
  • Address warranty issues
  • Assists in local permitting process including making sure all Subcontractors are licensed in the location of the project
  • Obtain permits from local authorities (if not done by Owner)
  • Schedule pre-construction meeting with building officials as required

Assistant Superintendent

Assistant Superintendents must be willing and able to travel. Assistants work with the Superintendent, managing the day-to-day operations and workflow, to ensure we deliver each project on time, within budget and on schedule.

Project Accountant

Summit Contracting Group’s Project Accountant provides the knowledge, skills, and experience required to manage the day-to-day office operations of a multifamily company. Project Accountants are responsible for keeping track of all invoices and billings and making sure the correct documents are in place before releasing funds to subs/vendors. The typical workload for an Accountant is Three to Five projects at a time. Summits Accountants work closely with their Project Managers and Administrators to insure the project runs smooth and efficiently.

     Responsibilities

  • Accountable for job cost, subcontract/purchase order control and billings on projects as assigned by the controller
  • Prepare weekly check runs
  • Prepare monthly draws for all projects and submit proper documentation to owners for funding
  • Obtaining, scanning and filing of accounting documents into proper files
  • Maintaining subcontractor/vendor relations
  • Multi-State sales tax reporting
  • Other duties as assigned by Controller

Project Administrator

Summit Contracting Group’s Project Administrator provides the knowledge, skills, and experience required to manage the day-to-day office operations of a multifamily company. Project Administrators are responsible for assisting Project Managers with Sub/Vendor relations, contracts, certificates of insurance, change orders, and other varies project related tasks. The typical workload for Administrators is between three to five projects at one time.

     Responsibilities

  • Assist Project Manager with administration on project related items
  • Correspond with Owner, Project Manager, Jobsite, Subcontractors and Vendors
  • Create project files for corporate office and jobsite
  • Create and track all Owner Change Orders and Proposed Change Orders
  • Create contracts and purchase orders as directed by Project Manager
  • Create all Change Orders as directed
  • Create tracking sheets to ensure subcontractors and vendors have proper documentation on file
  • Review documents for changes and submit to the appropriate person
  • Ensure all documents are scanned and saved on the project drive, in the project files and sent to the jobsite
  • Process Requests for Information with the Architect as directed by Project Manager
  • Track requirements of subcontractors bonds as directed by Project Manager
  • Prepare Monthly Owner Report for Owner Back Page
  • Assist Project Manager on Submittal process and follow up
  • Prepare and compile all documents for close out

     Qualifications
