Summit has been awarded a $34 million contract to build Mosby Lakeside luxury apartments in Pooler, GA. This Class A development is conveniently located across the street from the new St. Joseph’s/Candler hospital campus, retail, restaurants, mixed-use amenities, and excellent access to Savannah’s job centers.
Mosby Lakeside will consist of 316 units in 7 buildings, with net square footage of 328,235. Community amenities include a large clubhouse, resort-style pool, fitness center, mail kiosk, dog park, pet spa, outdoor community areas, electric car charging stations, and luxury interior finishes. Construction is planned to be complete by Summer 2020.

Ciel luxury apartments in Jacksonville have topped out and are looking beautiful! Thank you to our incredible clients, vendors, subs, and #TeamSummit.
Ciel is a luxury multifamily community that will consist of 400 units in 6 four-story buildings, plus a two-story clubhouse, garages, leasing center, and maintenance building. The net square footage is 382,716. Luxury amenities will include a clubhouse, resort-style pool, fitness center, pet spa, dog park, electric car charging stations, and a bike shop with bike storage. Construction is scheduled to be complete in January of 2019.

Summit Contracting Group has completed their second annual school supply drive with a final tally of materials valuing $8,500. With donations from Summit, it’s employees, tenants in Summit Tower at 1000 Riverside Avenue, and the Jacksonville community, they were able to collect enough supplies for 400+ school children.
“I believe that every child in Jacksonville should have the proper school equipment to achieve an education. Here at Summit, we’re determined to make sure no child falls behind in school due to circumstances they cannot control. I am proud to know that Summit was able to provide for 400+ children in non-profit centers within the Jacksonville community. Summit has the most dedicated team that I could ask for and I appreciate everything they did to help bring this school supply drive to life. This year, the recipients were expanded from 1 to 3 organizations: Sulzbacher Village, Hubbard House and Boys and Girls Clubs of Northeast Florida.
The first supply drop off was to Sulzbacher Village, www.sulzbacherjax.org, where Summit recently completed construction. Summit donated to Sulzbacher last year for the first annual school supply drive, and this year contributed close to 300 backpacks, thousands of pens, crayons, and more. Sulzbacher Village is a mixed-use multifamily development that provides permanent housing for homeless women and families, health care, classes and more for the community.
The second drop was to Hubbard House, www.hubbardhouse.org, a full-service domestic violence center that currently serves 30-50 children in need of school supplies. Summit’s donation included 50 backpacks, 200 folders, notebooks, cleaning supplies and enough pens and pencils to supply the kids in the center for a good portion of the school year.
The donations did not stop there. Summit extended the giving to also provide for Boys and Girls Clubs of Northeast Florida, www.bgcnf.org, a center that specializes in enabling all young people to reach their full potential as productive, caring, responsible citizens.
Summit is dedicated to making a positive impact in the Jacksonville community and they look forward to raising even more next year.
NOVEL Atherton in Charlotte, NC is a mixed-use development consisting of 346 units in 5 stories of wood frame over 62,000 sf of dedicated retail on the first level, and a 5 level parking deck. Construction scheduled to be complete in Fall 2019.

Summit has started construction on San Mateo Crossing. This is a Market Rate development in Kissimmee, FL located near the new Tupperware SunRail Station, and will consist of 240 units in 5 buildings, with 240,758 total square footage. Luxury amenities include a clubhouse, garages, swimming pool, and dog park. Construction is planned to be complete in Fall of 2019.

We are proud to announce the successful delivery of Theory Raleigh, a luxurious community of off-campus student apartments for those attending North Carolina State in Raleigh. The students move in Monday!
The location brought many logistical challenges, to say this was a "tight one" would be an understatement. The project was bordered by Hillsborough Street (the main NC State thoroughfare), a private residence, a dentist office, a law office, Park Avenue, and the YMCA. In many places, the building was only feet from the property line. We would like to thank all the neighbors for their patience, and feel we are leaving the neighborhood with a huge improvement.
And an extra THANK YOU to the team involved in bringing this project to life - we couldn’t do it without our Subs, Vendors, and #TeamSummit, who all brought immense dedication to the success and final quality of this build.
This student housing community consists of 505 beds in 1 five-story building, 1 six-story parking garage, pool, fitness center, study areas, and community spaces.

Duval Station Landing will be a total of 104 apartments in 5 buildings, spacious one and two bedroom floor plans and resort-style amenities that include a swimming pool, club house, fitness center, dog wash, car wash, business office, conference room, coffee bar, and mail kiosk. The total square footage is 128,126.

Summit Contracting Group Building $40 Million Apartments in Florida Keys
The largest workforce housing apartment development in the Keys, The Quarry, is under construction in Big Coppitt Key, FL.
Summit has started construction on The Quarry. This is a garden style multifamily development, built in two phases, that will consist of 208 units in 9 buildings, with 365,569 total square footage.
The Quarry is located on Big Coppitt Key at mile marker 9.5. Amenities include a clubhouse, fitness center, dog park, swimming pool with covered area, and mail kiosk.
Construction is planned to be complete in January 2020.

Luxury apartments are under construction in St. Johns County on CR 210, in the Beachwalk master development that includes a 14-acre lagoon, a retail village, recreation and entertainment.
Summit Contracting Group has started construction on Sentosa Beachwalk. This is a Class A development that will consist of 348 units in 11 buildings, with 354,972 total square footage.
In addition to access to the 14-acre beach lagoon, luxury amenities include a clubhouse, garages, dog park, sports courts, pool, grilling stations, and a Zen garden.
Construction is planned to be complete in Fall of 2019.

Mosby Cool Springs, located in Franklin, TN, is a market rate project with 328 units in 2 buildings and total square footage of 580,468. Luxury amenities include a gorgeous community clubhouse with event and entertaining spaces, fitness center, saltwater pool, plunge pool, outdoor courtyards with outdoor kitchen and grilling area, dog park, and walking trails. Construction is scheduled to be complete in Spring 2019.

New apartments under construction in Myrtle Beach are set to rise to the top of the market with high-end finishes and exceptional amenities.
Summit Contracting Group, a Multifamily General Contractor with offices in Jacksonville, FL and Atlanta, GA, has started construction on Mosby Carolina Forest. This apartment development is located in the Carolina Forest community in Myrtle Beach, close to shopping, entertainment and the beach.
Mosby Carolina Forest will consist of 332 units in 10 buildings, with net square footage of 341,645. Community amenities include an 8,000 square foot clubhouse with 24-hour fitness center, yoga space, child’s activity room, lounge, game room, and Wi-Fi throughout. Outdoors boasts a dog park, saltwater pool with outdoor kitchen, a network of nature trails bordering a 10 acre lake, pool cabana with fireplace. Other amenities include a 24/7 automated package storage system, a pet spa, complimentary resident bicycle share program, and onsite recycling. Mosby is also a HUD 221d4 development. Construction is planned to be complete in January of 2020.

Summit has started construction on Home Street Apartments in the San Marco Neighborhood of Jacksonville, FL. This development will bring studio, 1, and 2 bedroom apartments to a great location that is in the Southbank area of Downtown, I-95, nearby hospitals, retail and restaurants.
Home Street Apartments will consist of 147 units in 1 building, with a parking garage, and total net square footage of 120,399. Amenities will include a clubhouse, fitness center, private courtyards, and a swimming pool. Construction is planned to be complete in the fall of 2019.

Summit has started construction on Tomoka Pointe in Daytona Beach, FL. This development is a “Class A” apartment complex located near the new Tanger Outlets and the retail complex that is under construction. Tomoka Pointe will have a total of 276 apartments in 8 buildings, and total square footage of 337,629. Resort-style amenities will include a swimming pool, pavilion, maintenance building, clubhouse, fitness center, business center, cyber café, game room, walking trails, dog park, and 9 6-bay garages. Construction is planned to be complete in summer of 2019.

Shelters to Shutters (S2S), a national non-profit that transitions individuals and families from homelessness to economic self-sufficiency, today announced it has received a $100,000 donation from Jacksonville, Fla.-based Summit Contracting Group, the apartment industry's largest general contractor representing over 100,000 completed multifamily units.

We celebrated Luke Roy last night who is an honoree for the Jacksonville Business Journal's 40 Under 40 Awards.
Congratulations Luke! From the Business Journal:
"Roy, who has spent almost 20 years in construction, began working for Summit Contracting Group in 2011 as an estimator and has since moved his way up to become the company’s Director of Preconstruction Services, leading a seven-person team. But the accomplishment Roy is most proud of isn’t career-related at all – it’s his three kids, two of whom were adopted after he and his wife fostered them. He said the fact that he has a job that allows him to be home when he needs to be is one of the most important things about it. Outside of work, Roy teaches choir to elementary school kids through his church. He is also involved in the Promise to Kate Foundation, which funds research of Myotonic Dystrophy and every Thanksgiving he volunteers at Trinity Rescue Mission to help feed Jacksonville’s homeless population."

“Excitement Grows North” with new apartments breaking ground on Duval Station Road in North Jacksonville. The apartment community is called Duval Station Landing, and is being developed by Dan and Patty Griffin, a husband and wife development team known as First Coast Land Development, Inc. They’ve been building in North Jacksonville since the 1990’s and know the area well:
“We began our development campaign in the Rivercity/Oceanway neighborhood of Jacksonville back in the 1990’s with mobile homes, then commercial in 2003, and multifamily. New developments in the area were scarce at this time and many were skeptical on whether we would be successful in leasing out the properties we developed. This really started a new era of development for the area, and demand has continued to grow for residential and commercial developments on the Northside of Jacksonville with retail and employers coming in such as Amazon and the UF Medical Center. The Duval Station area in particular is one of only a few busy areas left in Jacksonville that hasn’t already seen a lot of new multifamily development.”
Summit was awarded a $12 million contract to build Duval Station Landing, and the project as a whole is a $16 million development. It will be a total of 104 apartments in 5 buildings, spacious one and two bedroom floor plans and resort-style amenities that include a swimming pool, club house, fitness center, dog wash, car wash, business office, conference room, coffee bar, and mail kiosk. The total square footage is 128,126.
A Groundbreaking Ceremony will be held on Friday, April 6th, and construction is planned to be complete in Summer 2019. The architect is PQH Group Design, Inc., and Summit Contracting Group, Inc. is the General Contractor.

Summit Contracting Group, a Multifamily General Contractor with offices in Atlanta and Jacksonville, has started construction on Luxor Club. This is their fourth market rate multifamily build in the Flagler Center area of South Jacksonville, FL, where demand for apartments has been high.
Luxor Club is a luxury multifamily community that will have a total of 464 apartments, 17 three-story buildings, and 8 two-story carriage houses with garages, with net square footage of 528,055. Apartments will be spacious one, two and three bedroom floor plans with luxury amenities on site that include a clubhouse, resort-style swimming pool, 2-story pool pavilion with elevator access, tennis court, playground, lawn, dog park with pool, pet spa, bike storage facility, car care center, hammock garden, and extraordinary landscaping.
Construction is planned to be complete January 2019.

Summit has started construction on student apartments near Georgia Institute of Technology in Atlanta, called Theory West Midtown. This mixed-use community will consist of 525 beds in two five-story wood frame buildings on a concrete podium, with first floor retail shops, and parking garage. The total square footage is 385,917 with 10,500 square feet of dedicated retail space on Marietta Street. Additional luxury amenities will include a resort-style swimming pool, fitness center, business center, study areas, package locker system, rooftop terrace, and bike storage. Construction is scheduled to be complete in Summer of 2019. The owner is BVSHSSF Atlanta, LLC and the architect is Niles Bolton Associates, Inc.

NOVEL Riverwalk is a High Density Market Rate project with 394 units, parking garage, luxury amenities, and is a total of 327,070 square feet.

Lofts at LaVilla is an affordable housing apartment community in Downtown Jacksonville with a distinctly modern and well appointed design. Members of the Summit team attended a Grand Opening reception on Monday, February 12th, along with the developer, Vestcor, and City officials who played a part in bringing this project to life. Construction was completed in December 2017 and 45 days later was 100% occupied. This is an incredible success for Jacksonville in developing Downtown as a diverse and vibrant place to live.
Lofts at LaVilla consists of 130 units, on 4 levels of frame above a podium base, in 1 building with a parking garage on the ground floor, and a total of 134,296 square feet. A second property in LaVilla called Lofts at Monroe, is currently under construction and anticipated to be complete in Fall 2018.

This is a garden style development that will consist of 280 units in 10 buildings. The square footage is 348,784. Amenities include a pool, clubhouse, dog park, and maintenance building. The developer is The Richman Group and the architect is Forum Architecture & Interior Design, Inc. Construction has started, with plans for completion in Spring 2019.

Summit was awarded the contract to build The Canopy at Harper Lake, an Assisted Living Community located in Lake City, Florida. This Community will consist of 64 units in 1 building. 44 Units will be Assisted Living and 20 units will be for Memory Care. The net square footage is 46,500. Amenities include a commercial kitchen and maintenance building. Construction has started and will be complete in October 2018. Summit Contracting Group, a Multifamily General Contractor with a new Division based in Atlanta, has started construction on NOVEL O4W (Old Fourth Ward).
NOVEL O4W is conveniently located near the the Ponce City Market and the Beltline. It will consist of 233 uniquely designed apartment homes in 2 five-story wood frame buildings on a concrete podium, with 2.5 floors of retail shops and parking. The net square footage is 202,390 with 10,500 square feet of office space. Luxury amenities will include air-conditioned bike storage room, a coffee bar with drop-in workspaces, indoor-outdoor yoga terrace, a rideshare lounge and artwork designed by local artists.
Construction is scheduled to be complete in Fall of 2019. The developer is Crescent Communities, and the architect is Dwell Design Studio, LLC.

Summit has started construction on Lofts at Monroe, an affordable housing community in the LaVilla neighborhood of Downtown Jacksonville, FL. This is the second project Summit is building in LaVilla with the same developer, Vestcor. The first project, Lofts at LaVilla is opening by the new year and is 100% leased with a waiting list.

Summit Contracting Group, Inc. is proud to introduce a new office in Atlanta, Georgia under the direction of newly acquired Division Manager, Dennis Baldwin.
Dennis joins the Summit family after 10 years with Fortune Johnson, a General Contractor based out of Atlanta, and will now lead the entire Atlanta Division of Summit Contracting Group. He has 31 years of construction experience with the successful completion of over 20,000 Multifamily units to his credit. Dennis’s experience spans across Multifamily, Student Housing, Senior Living, Assisted Living, Nursing Care Facilities, Condominiums, and HUD projects. Dennis holds a Bachelor of Arts degree in Construction Technologies and an Associate of Arts degree in Civil Engineering.

Dennis Baldwin also worked with multiple Developer-Builders in his career, giving him the experience of building from the owner’s perspective. Summit as a General Contractor has dominated the Southeast Region for over a decade and is now taking the next step establishing an additional home base in one of the busiest cities in the country for Multifamily Construction. Summit Contracting Group’s Corporate Headquarters will remain in Jacksonville, Florida while Mr. Baldwin oversees this new Division.

This affordable housing senior community consists of 90 units, in 1 building and is 92,939 square feet. Amenities include a fitness center, movie room, game room, outdoor garden, dog park and salon. The one and two bedroom units will include a living and dining area with a fully equipped kitchen.

This Mixed-Use community will consist of 346 uniquely designed apartment homes in 1 five-story wood frame building on a concrete podium, with 1st floor retail shops and parking. The net square footage is 290,012 with 62,000 square feet of dedicated retail. Luxury amenities will include Clubroom with Kitchen, State-of-the-art Fitness Center with separate Spin/Yoga Room, Sky Lounge & Sky Deck, Dog Run, and 3 distinct Courtyards featuring a Swimming Pool, Grill Area, Fireplace and Fountain. Construction is scheduled to be complete in Fall of 2019. The developer is CC-SFA MF Atherton, LLC, and the architect is Dwell Design Studio, LLC.

Summit has started construction on Mosby Cool Springs Apartments, a Market Rate Community that is located South of Nashville in Franklin, TN where there has been a population and job market boom.
This community will include 328 units in 9 buildings, a clubhouse, and maintenance building. The net square footage is 301,784. Luxury amenities include a salt pool and a plunge pool. Construction is scheduled to be complete in Spring 2019.
Summit Commercial Group is building River & Post Restaurant and Rooftop Bar that will occupy the 1st floor and rooftop of Summit Tower at 1000 Riverside Avenue, Jacksonville, FL. There are many logistical and construction challenges due to the current infrastructure in a building that was never designed to have a full service restaurant on the first floor and rooftop occupancy. In addition, a full remodel of the lobby and common area will be built concurrently.
The ground floor restaurant will include indoor dining, bar, and kitchen. The square footage inside is approximately 6,200, with another 835 square feet of patio dining. The ninth floor is approximately 900 SF of indoor bar and 2,400 SF of outdoor rooftop seating.
Electrical, mechanical, and plumbing systems have to be increased to handle the increased loads on the first floor including the addition of grease traps, additional electrical service, and a new natural gas piping system. The kitchen floor area has to be raised to accommodate slopes required for floor drains, since the slab could not be removed due to the building’s monolithic mat footing.
For the comfort of rooftop guests a contemporary fully retractable canopy system will be installed, with LED lighting and protection from rain as well as sun. This is a first of its kind in Northeast Florida. While the 9th floor has structural capacity for use, many additional modifications have to be made to handle the number of occupants: previously only one elevator serviced the 9th floor and now two elevators service the 9th floor; a new pedestal paver system over the existing roof will be installed as the new flooring system; new handrail systems around the perimeter; installation of roof top natural gas fireplaces; increasing the elevator lobby size to meet local codes; increased restroom facilities to meet code.
The restaurant construction and lobby renovations will culminate Summit Commercial Group’s conversion of 1000 Riverside into a Class A Office/Mixed Use space for Padgett Premiere Properties. Construction began in April 2017 and is anticipated to be completed in September 2017.

Summit has started construction on Hillsborough Street Apartments in Raleigh, NC. This Student Housing Community is located within walking distance of North Carolina State University (NCSU) and Cameron Village. It will provide the community with much needed student housing and ample parking for those students.
This community will include 525 beds in 1 five-story building with a basement, 1 six-story parking garage, a clubhouse, and amenities. The net square footage is 206,200. Luxury amenities include a variety of fully-furnished floor plans, including one, two, three, and four bedroom apartments with granite countertops, resort-style pool, fitness center, study areas, business center, game room, package locker system, and bike storage.
Construction began in late March 2017 after the demolition of existing structures. Construction is scheduled to be complete in Summer of 2018.

Summit is the General Contractor for Sulzbacher Village: A Community for Women & Families, located North of Downtown Jacksonville, FL. This community will provide housing, job training, and health services for single women, female veterans, and single- and two-parent families with children. Sulzbacher Center has been planning this project for over 4 years with the help of many donors and supporters. Sulzbacher Village will also benefit the surrounding community by providing health services, jobs, and the new residents and staff will frequent the local businesses.
The facility will consist of a three story building with medical, dental, optical and pharmaceutical services on the first floor along with classrooms and a commercial kitchen. There are 124 residential apartments on the upper floors that include 2-bedroom, 1-bedroom, and studio apartments. The total square footage is 92,596. Construction has started, with a groundbreaking ceremony on April 13, 2017, and is scheduled to be complete in Spring of 2018.

In addition to her irreplaceable value to Summit, Nicole also holds ownership in 4 other entities for which she played a key role in the creation of. In 2015 Nicole started Elite Tech Solutions, a Jacksonville based IT company that is majority owned by Mrs. Padgett. Elite Tech has been growing rapidly over the past two years and is also 1 of only a select few companies in Jacksonville that are authorized dealers of Savant Home Automation Systems. Between 2015 and 2016, Nicole has also started Pinnacle Air Solutions; an HVAC company specializing in the multifamily industry, Summit Realty Partners; a Jacksonville based real estate firm, and Padgett Premiere Properties; a property management company which manages Summit Tower, a 9 story building in Riverside which houses Summit’s headquarters as well as several other tenants and is also owned by Mrs. Padgett. In the last year Nicole has also continued to serve on the Jacksonville City Planning Commission, providing aid to her community in any way she can.

Mosby Ingleside will consist of 312 units, in 12 two to three story buildings and have a net square footage of 299,280. Amenities include a clubhouse and pool.

2017 is our 10 year anniversary as Summit Contracting Group. We kicked off the 2017 celebration with a “small” surprise party for Marc Padgett, our fearless leader. Highlights included great barbeque, commemorative gifts, a champagne toast, and heartfelt words from Nicole Padgett, Bernie Cornelius, Tom Born, and Steve Fudge. Throughout the year we’ll continue to share memories and highlights of the past 10 years. We have a lot to be proud of and thankful for!

Amenities include a clubhouse, maintenance/car wash building, trash enclosure, swimming pool, dog park, playground and outdoor grilling area.
